REPAIR VS. REPLACE GUIDE

What Is the $5,000 Rule for HVAC?

The Formula

System Age × Repair Cost = Decision Number

If the result is over $5,000 → replace. Under $5,000 → repair.

For example: your AC is 10 years old and needs a $600 compressor repair. 10 × $600 = $6,000 — the rule says replace it. But if your system is 4 years old and needs the same repair: 4 × $600 = $2,400 — repair it.

Why Arizona Changes the Math

The $5,000 rule was developed for average climates where AC runs 4–6 months per year. In Surprise, Peoria, and the West Valley, your system runs 10–11 months per year. That's nearly double the wear.

A 10-year-old system in Arizona has effectively aged like a 15-year-old system in Ohio. Bradford's rule of thumb: if your system is over 12 years old and needs any repair over $400, get a replacement quote first. The math almost always favors replacement once you factor in:

  • Efficiency loss — older systems run at 10–12 SEER vs. 15–18 SEER2 for new systems
  • R-454B refrigerant costs — if your system uses R-22 or R-410A, recharging is expensive or impossible
  • Reliability — a system that's failed once is more likely to fail again, often at the worst time
  • Bradford's 10-year warranty — new systems come with a decade of parts coverage

When Repair Still Makes Sense

Repair is the right call when:

  • The system is under 8 years old and the repair is straightforward (capacitor, contactor, minor refrigerant leak)
  • The repair cost is under $300 and the system is otherwise running well
  • You're planning to sell the home within 12 months and just need it functional

Frequently Asked Questions

What is the $5,000 rule for HVAC?

The $5,000 rule says: multiply your system's age (in years) by the repair cost. If the result exceeds $5,000, replace the system instead of repairing it. Example: a 12-year-old system with a $500 repair = $6,000 — replace it. A 5-year-old system with the same repair = $2,500 — repair it.

Is the $5,000 rule accurate for Arizona?

It's a useful starting point, but Arizona's extreme heat accelerates wear. A system that runs 10+ months per year ages faster than one in a milder climate. In the West Valley, most HVAC contractors recommend replacing systems over 12–15 years old regardless of repair cost, because efficiency losses and refrigerant costs (R-454B is expensive) often make repair uneconomical.

What other factors should I consider besides the $5,000 rule?

Refrigerant type (R-22 systems can't be recharged cost-effectively), efficiency rating (a 10 SEER system costs significantly more to run than a 15+ SEER2 system), repair history (if you've repaired it twice in 2 years, a third repair is likely), and whether the system is still under warranty.

How much does a new AC system cost in Surprise, AZ?

Bradford installs Trane and RunTru systems from $7,500 for a RunTru 13.4 SEER2 to $21,000+ for a Trane 20 SEER2 variable-speed system. The exact price depends on tonnage, efficiency tier, and installation conditions. Bradford's online estimator shows your exact price in under 60 seconds.
