High-efficiency furnaces (90%+ AFUE) have condensate drain lines that can clog in Arizona's dust. A clogged drain triggers a safety lockout — the furnace shuts off but appears to be 'broken.'
Furnaces in Arizona often sit idle for 7–8 months, which can cause igniter and flame sensor issues from oxidation. Bradford's annual tune-up (Oct–Feb) catches these before the first cold night.
If the furnace is 15+ years old and the heat exchanger is cracked, replacement is almost always the right call — a cracked heat exchanger can allow carbon monoxide to enter the living space, which is a serious safety issue. Bradford will never recommend a repair that creates a safety risk.
